The 50 Otis project in Westborough, MA is a highly complex master plan site redevelopment project. This 66-acre site was originally developed for Astra back in the late 1970s through the late 1990s; at one point it was made up of 15 separate buildings. Initially developed for pharmaceutical manufacturing, the entire complex was served by a high-pressure steam generating central plant, operating 24/7/365 up until the site was decommissioned in 2017. The existing site was heavily served to support the demand of the former process including dual 8” domestic / fire protection water loops of Otis Street.
JC&A performed demolition of 10 of the 12 remaining buildings, keeping an existing office building and warehouse for reuse by the Tenant. The most prominent building was demolished in early 2020, a six-story glass pyramid which was the landmark of the entire campus and attached directly to the “Cube” office building, which remains.
The “Cube” was retrofit in late 2019 / early 2020 as part of our first phase of work, allowing the Tenant early access to the new campus. Our next milestone was to occupy the existing warehouse “building #1” to keep the tenant’s manufacturing operation functional during the construction of the new facility.
The demolition and site utilities for this project were highly complex including both abatement of contaminated materials as well as pulling new natural gas and water utilities in from the street and refeeding the campus.
Ground up construction consists of a 215,000 SF single-story high bay steel framed, metal panel building with an additional 70,000 SF portion of two-story office space in the South East corner, nearest main entry to the campus. This, in addition to the roughly 80,000 SF of existing building, makes up the nearly 365,000 SF building footprint along with the 40,000 SF Cube Office building.
