Construction Management Firm uses phased construction approach to complete Acosta Corporate Headquarters


10/30/2009, Quincy, MA — J. Calnan & Associates, Inc., one of New England’s leading construction management firms specializing in world-class pre-construction services and challenging construction projects, recently completed the corporate headquarters for Acosta, the leading sales and marketing company in North America. Working collaboratively with Acosta; building owner, TA Associates Realty; owner’s representative, The Shermen Group; property manager, Jones Lang Lasalle; architect, Nelson and engineer, W.B. Engineers, J. Calnan & Associates completed the seven phase restack.


Located in Marlborough, MA, the 90,000 square foot corporate headquarters included a phased build-out of the basement and 4 floors in an occupied building. The dated space was brought back to life with the construction of new offices and cutting-edge conference rooms as well as new paint, carpet and millwork over multiple floors. The first floor kitchen and cafeteria were completely demolished and replaced by a new contemporary cafeteria and dining lounge in the basement. Modern furniture, state-of-the-art appliances, energy efficient windows and a new entry door to allow access to the back parking lot through the cafeteria completed the space.


In conjunction with the Acosta project, the J. Calnan & Associates’ team was also working directly for the building owner, TA Associates Realty, on renovations to the space previously leased by Acosta. The team demolished the 1st floor entry stair and mezzanine to create a dedicated Atrium entryway with 40+ foot high ceilings, new tile floors, fabric wrapped panel walls and refurbished millwork trims with wainscoting at the entryway. The vacated 1st floor kitchen space was completely remodeled as well and is now a finished office space ready to be occupied, complete with a new kitchenette, a high-end conference room and several executive offices. In addition, the common areas were all refreshed and a new glass door entryway was installed to separate the building lobby from Acosta’s custom reception area.


Acosta is the latest addition to JC&A’s impressive corporate client list that includes Reebok, NESN, PUMA, iRobot, Parexel International, Philips, General Electric, the TJX Companies, Iron Mountain, Wyeth Pharmaceuticals, the MathWorks and EMC to name a few.

As Director of Preconstruction., J.R. has 20 years of experience in the A/E/C industry ranging from conceptual estimates to delivering GMP pricing with hard bid/lump sum as well as value analysis and constructability reviews His extensive experience with life science, corporate buildouts, and ground-up buildings has made him a valuable asset to the JC&A family. J.R.’s involvement in multiple projects ranging in size and complexity from 245 5th Ave., 690 Canton, Merchant’s Row, Boston Dynamics, irobot, and Boston Harley-Davidson makes him an asset for JCA and our clients.

Beyond being our “go-to” on our cornerstone projects, J.R. is constantly a mentor helping with the overall development of the Estimating department. He leads by example, his estimating skillset, technical aptitude, organization, and preconstruction game-planning through final client delivery is second to none.

J.R. holds a Bachelor of Science degree in Construction Management from The University of Southern Mississippi and is a LEED Accredited Professional. He also proudly serves on the Duxbury Youth Baseball board. When he’s not coaching baseball, J.R. spends time on the beach in Duxbury, MA with his family.
