JC&A is currently working alongside Perkins + Will and BR+A Engineers on this 270,000+ SF ambitious renovation and repositioning, ultimately providing five spec suites, a 100,000+ SF lab anchor tenant and a 22,000 SF lab tenant.
The completion of this project is highly anticipated, as evidenced by 100% of the building being leased 6 months prior to core shell substantial completion–the first of the project’s milestones.
Suites at 800 Winter Street range from ratios of 70/30 to 50/50 BL2 lab-to-Class A office space. These labs will contain QC labs, BL2 R&D labs, clean rooms, TC rooms, hazardous storage areas and a variety of other features. The suites will be equally advanced, featuring tenant neutralization systems, generators and progress gas skids and distribution.
As part of the broad scope of this project, each of the building’s MEP systems is also being replaced in addition to all other utilities to the building. To support these new systems, a 3,500 SF penthouse was added to the building in addition to two new service elevators and moderation of three elevators. 800 Winter Street is also receiving a variety of best-in-class amenities, including a new café, fitness center, monument stairs and flex office space.
