- The project involved the renovation of 75,000 SF on the 1st, 2nd and 3rd floors of an existing building for the relocation/expansion of office and lab facilities.
- The project consisted of 26,000 SF of office space both on the 1st and 3rd floors; 14,000 SF of lab space; a 4,000 SF Vivarium facility; and the renovation of base building café and lobby areas.
- Construction required a focus on procurement of all MEP’s and lab casework prior to completion of final design in order to meet the very aggressive project schedule.
- In order to meet critical move dates for the tenant, the project was budgeted, permitted, and constructed in three phases that overlapped one another. Budget constraints required approximately $600,000 in value engineering and redesign of the first floor lab and vivarium areas. This pushed back the permitting of the space and left only 10 weeks to finish the lab from the release of the value engineering bulletin. The vivarium facility was then completed as the final stage two weeks later while the adjacent lab and offices were fully occupied and operational.
